Plaintiff,
v.
Christina Aga and Michael Jun-
cewski, and any person in posses-
sion, and all persons unknown,
claiming any estate or interest in, or
lien or encumbrance upon, the real
estate described in the complaint,
Defendants.
Judgment in the amount of
$241.376.69, having been entered in
favor of Plaintiff and against Defen-
dants, which Judgment was filed
with the Clerk of Courts of Ward
County, North Dakota, on Sep-
tember 25, 2019, for the foreclosure
of a real estate mortgage. Notice is
hereby given pursuant to said Judg-
ment that the real property
described in the Mortgage dated
March 18, 2015, which Mortgagors,
Christina Aga, Michael Juncewski,
executed and delivered to Mortgage
Electronic Registration Systems,
Inc. as nominee for Flagstar Bank,
FSB, a Federally Chartered Savings
Bank, its Successors and assigns.
Lot 2, Burlington Heights Second
Addition to the City of Burlington,
Ward County, North Dakota 114
Soo Street, Burlington, ND 58722
and recorded in the office of the
Clerk and Recorder of Ward County,
North Dakota, on March 24, 2015,
Instrument Number 2984216. Said
Mortgage was assigned to Plaintiff,
its successors or assigns, by As-
signment of Mortgage recorded No-
vember 20, 2017, Instrument
Number 3014084. In order to realize
the amount of $241,376.69, as of
September 25, 2019, plus interest
accruing thereafter on said amount
at the rate of 4.08900% per year to-
gether with the costs and expenses
of sale, will be sold subject to
redemption as provided by law as
one parcel of land at public auction,
subject to the lien for unpaid real
estate taxes and assessments of
Ward County, North Dakota, and
easements and restrictions of
record, to the highest bidder for cash
under the direction of the Sheriff of
Ward County, North Dakota, at the
main entrance of the Ward County
Courthouse located at 315 SE 3rd
Street, Minot, North Dakota 58701,
on February 5, 2020 (“Sale Date”),
at 10:00 AM. If the sale is set aside
for reason, the Purchaser at the sale
shall be entitled only to a return of
the deposit paid. The purchaser
shall have no further recourse
against the Mortgagor, the Mort-
gagee or the Mortgagee’s attorney.

RIGHT TO COUNSEL
While you are not required to have
the assistance of legal counsel in
this proceeding, you are entitled to
such assistance if you so desire. In
accordance with Section 27-20-26,
NDCC, a child subject to proceed-
ings under Chapter 27-20, the Uni-
form Juvenile Court Act, is eligible
for court-appointed counsel if the
child is determined to be needy. A
needy child is one who is unable,
without undue financial hardship, to
provide full payment of legal counsel
and all other necessary expenses
for representation However, a child
is not considered needy if the child’s
parent or parents can, without undue
financial hardship, provide full pay-
ment for legal counsel and other ex-
penses of representation. You, as a
parent or parents of the child subject
to proceedings identified in the at-
tached Summons, are hereby given
notice of the potential obligation to
pay attorney’s fee, at the attorneys
usual hourly rate if, after the appoint-
ment of counsel by the court, it is
determined that your child is non eli-
gible for court-appointed counsel.
