Trinity finalizing costs

Trinity Health continues to adjust design plans and develop costs on a proposed medical complex in southwest Minot. The intent is to seek financing in the bond market this fall, said Randy Schwan, vice president for development.

Site preparation is nearing an end. Once financing is in place by late fall, it is expected actual facility construction will begin.

Trinity originally had hoped to take its project to the bond market for financing this past spring, but it ran into cost issues with the plan being developed with Mortenson Construction, Schwan said. In April, Trinity contracted with Yates-Northwest Contracting to oversee the project, replacing Mortenson.

Trinity and Yates have been revisiting the design to reduce costs and develop a definitive pricetag to enable Trinity to seek bonds. Schwan said savings are being discussed through possible measures such as repositioning some buildings and moving mental health services into space within the hospital structure rather than constructing a separate building. There are no plans to eliminate any of the service features in the existing design.

The target cost is $275 million to $295 million for a facility covering 76 acres. The project is tentatively scheduled for completion in mid-2020.

Schwan said Trinity also has begun looking into repurposing buildings that it will no longer need once the new medical complex is completed. Trinity expects to continue to have a presence downtown, likely maintaining a clinic at Medical Arts and an out-patient therapy center in Health Center West. It is working with the city on unneeded properties, which could include the Trinity and St. Joseph’s hospitals.
