Minot’s building permit activity up

Large projects drive construction in 2021

Minot saw a large jump in building permit activity in 2021 on the strength of several large projects.

Although not a record, the $246.87 million in building permits was up significantly from $49.35 million in 2020 and $35.35 million in 2019, according to city records. The banner year was 2012, which saw $304.9 million in permits, bolstered by 584 new houses and townhomes, 37 multi-family residences and eight hotels. Minot also recorded $261 million in permits in 2013.

The largest 2021 permit of $171.9 million was issued in February for construction on the Trinity Health medical complex in southwest Minot. It accounted for the lion’s share of the permit value last year. Trinity also took out $26,000 in permits for signage. That adds to $130 million in permits pulled in 2018 for the Trinity project.

Trinity reports that all the large building permits now have been obtained. Going forward, small, miscellaneous permits may be needed, but nothing significant.

There were 452 building permits issued in 2021 in Minot. Of those, 84 permits were for new single-family homes, with a permit value totaling $16.8 million. That compares to 85 permits for $15.5 million in 2020.

There also were four townhouses and four duplexes permitted last year, along with eight relocated homes and one multi-family dwelling.

The multi-family dwelling is a three-story apartment building under construction in northwest Minot by Beyond Shelter. Souris Heights will consist of a 54-unit affordable senior housing complex. It is being built with assistance through Minot’s National Disaster Resilience Program and is expected to come online this year.

The renovation of Milton Young Towers also received permits in 2021 as a resilience project. The updates will improve mechanical systems, fire safety, power backup systems, plumbing and lighting as well as add 18 additional two-bedroom apartments.

Other large projects in 2021 included the SCHEELS remodel and expansion at Dakota Square Mall, the Magic City Discovery Center on North Hill and Minot State University’s summer theater renovations. In addition, there were a number of large commercial projects, some of them in southwest Minot in the area of the new hospital. Projects included two new car washes on Broadway, new restaurants, the remodeling of downtown buildings and the foundation for a new youth athletic training facility, or basketball academy, being constructed by Schatz Properties at 3800 14th Ave. SE.

By category, building permit totals were: residential, $29.1 million; nonresidential, $191.7 million; residential remodels/additions, $1.54 million; commercial remodels/additions, $23.3 million; fire department construction, $2,000; demolitions, $1.16 million.
