Another retail development in southwest Minot moved forward with approval from the Minot Planning Commission Monday.
Prairie Grass, LLC, of Minot is proposing to develop and annex into the city the property on the southwest corner of 37th Avenue and 16th Street Southwest. Concept plans provided to the city indicated that the site would include a big box retailer along with other future retail, service and office uses.
The city anticipates the development could generate more than 21,000 vehicle trips a day and that turn lane modifications will be necessary. A full traffic study would be required to determine the extent of roadway changes or signals required.
The planning commission is recommending the Minot City Council approve a zone change from agricultural to general commercial and a subdivision application for the proposed project.
The planning commission also is recommending approval of expansion plans for Bourgault Industries at 3915 N. Broadway, for the FedEx building at the airport and for Perkett and Edison Elementary Schools.
The commission postponed action on plans for ice and hockey rinks and a warming house at Perkett after hearing concerns from neighbors about the layout.
Scott Collins, director of the Minot Recreation Commission, said the commission has not yet accepted bids and possibly would not proceed with construction until spring.
